Both the M5 and the A38 are within five minutes’ drive time.

The village of Saul has several excellent primary schools nearby. There are good secondary schools and Grammar schools in both Stroud and Gloucester, with a school bus service. The nearby village of Frampton on Severn has a village shop and post office, and two public houses. Saul itself has a very good public house, a village hall and a church.

Although the property has fully modernised electrical wiring, it has many reproduction antique style light switches, adding to the character.

Leading from the hallway are a shower room (1.9m x 2.0m) with w/c, basin and radiator, and a utility room with Belfast sink and plumbing for a washing machine. The utility room (2.3m x 2.9m) has fitted wall units and a large fitted broom cupboard and a radiator.

The dining room (5.1m x 2.2m) has a fireplace currently housing a Rayburn solid fuel stove. To the right of this is a built-in cupboard and to the left a low built –in cupboard, below a small window.

The lounge, (3.8 x 4.2m) leading from the dining room, has a traditional cast-iron fireplace, with antique pine surround and mantle shelf. It is fully functional; there is also a radiator. There is a large built-in cupboard to the right of the fireplace and an alcove to the left. The small-paned window looks out onto the front garden and across to fields and distant hills. The front door leads directly into the lounge but is not currently used as a means of entry to the property, access being via the conservatory.

The kitchen (3.7m x 2.2m) is newly fitted, with country-style floor and wall units, and a Belfast sink. The work tops are 40mm oiled Beech. There are integrated fridge, freezer and dishwasher. The oven is an electric Creda Countrystyle oven, the hob works on LPG gas. The boiler is a Worcester Bosch condenser boiler, and was fitted new in August 2006. The kitchen window is above the sink and enjoys the same views as the lounge.

All the doors are period-style latch doors. The downstairs doors are all painted and have black door furniture.

The upstairs doors are all stripped pine, also with black door furniture.

A door conceals the stairs, which lead onto a large landing area (2.9m x 2.2m), which benefits from a Velux window and an antique effect cast iron radiator. The stairs, landing and bathroom are fully carpeted with an Australian wool carpet throughout.

All the bedrooms and bathroom lead from the landing.

Bedroom one (3.7m x 4.2m) has a stripped wooden floor and a small cast-iron fireplace, with views to the Escarpment at Haresfield.

Bedroom two (2.9m x 4.2m) is carpeted and has views over the garden.

Bedroom three (3.7m x 2.1m) has a stripped wooden floor and shares the same view as bedroom one. This provides access to the loft via a small hatch.

The bathroom has a large bath with mixer tap and shower attachment under the eaves, w/c, basin and a recently fitted heated towel rail.

The loft space is fully insulated, and has loft boards, and provides useful storage space.


Garden.

The front garden is planted with cottage garden type plants and boasts a half-barrel into which water trickles from an old-fashioned style pump. A path leads to the front door and around to the side of the house. The front garden is fully enclosed by black wrought iron railings. To the side of the garden is a parking area for two cars, and has Cotswold stone chippings. A wrought iron gate leads to the back garden, which is mainly laid to lawn with some shrubs and fruit trees. There is a log cabin-style summer house at the end of the garden.


Nearby Stonehouse has a mainline railway station with trains going direct to London Paddington in 90 minutes. There are a range of bus services to surrounding major towns and the property is within three miles of Junction 12 of the M5 motorway.
